This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction

Anjarden, built in the 18th Century, is a granite detached farmhouse, with 360' panoramic rural views, looking south over open meadow and fields out of the valley towards the sea and Lamorna Cove.

A tranquil rural setting of natural charm and beauty in the heart of "Old Cornwall". The town of Penzance is only 4 miles away and Lands End, with its magnificent sunsets, just 6 miles.


Accommodation - Sleeps up to 6: Set across a gravelled courtyard from another small cottage and with its own private enclosed garden, this lovely old house is full of charm and romantic character, tastefully and elegantly furnished.

Two of the three bedrooms & family bathroom with large enclosed shower, are on ground floor level. The master bedroom is on the first floor and this room has a door on the stairs leading up to it, which means there is no need to worry about very young children venturing upstairs. It is open plan once at the top of the stairs.

Pre-Arrival

  • Reception details and travel instructions will have previously been sent to you by e-mail once the remaining balance has been paid.
  • Full travel directions are on our web site, under `Contact Us' also, there is a Google map on our `Enquiries' page, which will also help to plan your journey if you click on `View larger map': Enter your own postcode and ours, which is TR20 8RG to get further directions.
  • The nearest railway station is Penzance, 10 minutes drive or 5 miles from us. Taxis are available from the station which can be pre-booked by telephone or on-line.
  • Penzance station is also a bus station but our nearest bus stop is 1/4 mile away & for this reason would advise using a taxi if your own vehicle is not available.
  • Hire cars are available from this same source.
  • There is a gravelled driveway & courtyard leading up to the Farmhouse.
  • We can arrange for shopping to be delivered to your cottage or you can order yourself on-line and we will take delivery & put it away for you before your arrival.

Key Collection, Welcome and Car Parking

  • I will greet you upon your arrival with the cottage key & show you round the cottage. Tea, coffee & a Cornish cream tea is waiting for you!
  • There is parking for 2 cars in the gravelled courtyard with a short (5 yds) granite path (slightly uneven) to the front door.
  • The area is lit by a motion sensor light.

Entrance to Property

  • The front door is 31"/790mm wide.
  • There is 1 step up to the porch, alternatively a smaller step is available into the cottage via the side door, 28.5" /730mm wide, which is approx. 10 yds further, crossing level gravelled ground through the garden.
  • The floor covering, apart from a coir entrance mat, is slate tile leading into the hall which is level wood flooring.

Halls, Stairs, Landings, Passageways

  • There is a door leading from the porch to the hall measuring 28.5"/730mm wide.
  • The hall, with wooden flooring, leading to Bedroom 2, 3 & family bathroom are all on ground level with no steps.
  • The porch & hall are well lit with wall & table lamps. The tables can be removed for your visit upon request.
  • The passageways measure 35"/890mm at the narrowest point.
  • The staircase, with covering door, leads to the master bedroom ensuite & has 11 steps: Being the original 200 year old cottage the staircase is quite steep.

Sitting Room/Lounge

  • The lounge/dining room is on the ground floor, leading from the hall, with 1 small step, 4"/100mm, down onto parquet wooden flooring.
  • The door width is 28.5"/730mm.
  • The room has a mixture of seating with a non feather 3 seater sofa & armchairs together with a coffee table over a short pile floor rug 5 x 3'/90 x 150cm: This can be removed upon request.
  • There is a 42" LCD TV with digital recorder & DVD player together with stereo & radio.
  • Lighting is provided by natural daylight, wall lights & directional floor light together with a table lamp.

Dining Room

  • The dining area, adjacent to the lounge, has an oval table with 2 pedestal legs, 6 padded dining chairs including 2 carver chairs over a large short pile floor rug. The table is 27"/690mm high at the lowest point.
  • There is free space around the table.
  • Again lighting is provided by natural daylight, wall lights & table lamps.
  • The kitchen is accessed by a small step up, 4"/100mm.. There is no door and the entrance is 28.5"/730mm wide.

Garden

  • The private pretty well stocked garden is enclosed with a gravel path leading to the side door of the house.
  • There is wooden patio seating with footstool/table & wooden picnic bench with garden umbrella over.
  • Padded lounger chairs.
  • Gas BBQ (Serves 6).
  • Rotary outside clothes dryer.

 

Kitchen

  • The kitchen leads off the dining room with 1 small step up 4"/100mm, leading to a slate tiled floor.
  • There is a range style cooker with 2 ovens (bottom left & top right) & grill at hip height. The gas hob is 39"/1m above the floor.
  • The granite worktops are 36"/920mm above the floor with a large deep belfast sink, 43"/870mm from the floor.
  • The sink taps have lever handles.
  • Glasses & crockery can be moved to lower cupboards if requested.
  • Cordless kettle rotating 360 degrees, large cutlery & utensils with jar opening tool.
  • The kitchen has lighting over cooker, under worktop lighting together with overhead spot lighting.
  • Lowest shelf in freezer 7"/180mm: Highest shelf in fridge 24"/610mm.

Bedrooms and Sleeping Areas

  • There are 3 double bedrooms: All our beds have beautiful & luxurious bed drapes & sumptuous pocket sprung mattress' with 1000 springs for the double and as many as 1260 for the 5' kingsize beds. Each also have a 2"/ 50mm memory foam mattress topper.
  • A choice of warm but light summer & winter synthetic duvets & 1 synthetic & 1 feather pillow per person. This can be changed for any allergy sufferers to all synthetic pillows, upon request.
  • Bedroom 2 & 3 are on the ground floor with level access from the porch & hall.
  • Bedroom 2 with king size bed (5') with memory foam and seating area with 1 x sofa, 2 x armchairs and LCD freeview Smart TV.
  • Bedroom 3 with double bed (4'6") and freeview TV.
  • First Floor; Master bedroom 1 with en-suite bathroom, featuring king size bed (5') with memory foam, combination freeview TV & DVD. A padded chair & padded ottaman are provided.

Bathrooms, Shower-rooms and Toilets

  • On the ground floor with level access from the hall is the family bathroom with roll top bath and hand shower attachment, 1 step up to a large shower cubicle (900 mm wide) WC (16"/410mm high) and wash basin (32"/810mm high). Overhead recessed spot lights together with lighted mirror with shaver point. A folding seat is supplied.
  • On the first floor is the en-suite bathroom to master bedroom 1, with cast iron roll top bath, fixed shower attachment, WC (16"/410mm high) and wash basin (32"/810mm high).
  • Overhead pendant lighting with spotlights over bath & florescent light over mirror.
  • All basin taps & cubicle shower have lever handles.
  • Toilets have soft close seats.
